Pierce 100 Condo utilizes a private entry road (Pierce St) to enter the property from the east, under the Clearwater Memorial Causeway. The property is private and there is no permitted thru-trafffic. The property is immediately south of Coachman Park, Clearwater.
Located on the west coast of Boca Ciega Bay, Pierce 100 Condo shares its north border with the Clearwater Memorial Causeway & (private) Clearwater Marina. The property provides views of Sand Key bridge (West), Belleair Causeway (cell), and the “Downtown District“ (east).
Pierce 100 is one of an extremely limited number of buildings with waterfront swimming and Jacuzzi facilities, and provides breathtaking views from all vantage points. No other building reaches as close to the water, nor is any other property “a peninsula, on a peninsula”. ☀️
Pierce 100 Condo is walking distance to Downtown Clearwater‘s “Cleveland District“, and minutes from famous Clearwater Beach. Property Amenities
Property features and amenities are privately owned by residents, or are official property of Pierce 100 Condominium Inc. Exclusive features for residence and invited visitors (requires owner supervision) include:
Waterfront cooking/grill area w/ picnic tables, large fishing pier w/ Fish station, running water, and seating. The composite wood fishing pier was recently rebuilt from scratch in 2021, and features boat slips and a platform deck to launch kayaks and paddle boards.
Waterfront swimming pool and Jacuzzi spa, with attached bathroom/shower facilities. The patio area is paved with brick, and has cold water fountain and a refrigerator inside for residents. A large array of chairs and chaise lounges are available. Secured locking Storage in the board room.
The downstairs community floor “the Monte Carlo room “ can be reserved on an official schedule, with at least 24 hours advance notice. $300 fully refundable deposit is required to reserve the space. The MC room features a full service kitchen with appliances, wall-mounted entertainment system, and seating for large groups or gatherings.
Private lot with guest more than 20 guest parking spaces. Two-story enclosed parking garage provides secured storage for 120+ residents owner vehicles. Towing service provided by Kotakis/Clearwater Towing - Unregistered vehicles will be removed without notice. *
Property is secured with wireless entry key fobs, full-property CCTV surveillance, and automatic locking entry doors - in addition to full-time monitoring by staff members and residents. Guests are required to be registered with the office, or in presence of resident owners while using amenities and features of the property.
Owners & Residents
Property owners have exclusive rights to additional amenities and conveniences of the property, as outlined in the House rules and property bylaws. Owners can manage official information related to their property using the online owner management portal, provided by CA.
Owners are also privileged to attend and observe scheduled Board of Directors meetings and workshops, scheduled quarterly. The official meeting of the organization is held annually each December, with an official vote to adopt new members of the board of directors. Visitors and guests are not permitted at any meetings of official business.
Pierce 100 Inc is managed by Condominium Associates, Inc. full-time staff officials handle all administrative/clear shall aspects of the operations, including: taxes and registrations, rental/lease applications and approval, HOA billing and accounting, official mailings and notices, meeting schedules and all other official business.Building administration (management)

The Pierce 100 Inc. Board of Directors is an elected body of (5) owners - named officials of the Corporation. Board members are elected by owners of the property as part of an annual vote of members (December). Rentals & Leases
The property is privately owned by 100+ resident owners, and is managed by Condominium Associates, Inc. The minimum lease term is one year - ALL rental inquiries must be communicated with a private real estate agent, and require application, screening and approval (by members of the current Board of Directors).
Rules & Bylaws
Like many other large Buildings, Pierce 100 Condo is a community of membership owners, and approved resident renters/visitors. The health and well-being of our property and its people centers around and agreed set of guidelines, agreed and adopted by all. These are the Pierce 100 Condo “house rules”.
Rules are regularly reviewed and amendments can be requested directly to the rules committee, or to the office via official #Inquiry form. All resident owners and guests of the building have a greed to abide by the house rules, and violations may be punishable with a fine of up to $100 per occurrence.*
